Commercial, Industrial, & Multi-family Parcel Review

The City of St. Louis has retained Legacy Assessing Services to do a parcel review of all real commercial, industrial, and multi-family (duplex, apartments) properties in the City. Pursuant to the State of Michigan guidelines, the City is required to maintain a detailed record of all the properties located within its jurisdiction. This parcel review will establish accurate and uniform assessments throughout the City.

A representative of Legacy Assessing Services will be visiting each property in the City to gather information regarding the various structures on the property. This representative will be measuring each structure, gathering information regarding the interior of the buildings, and photographing the properties.

It is imperative for you to realize that the parcel review WILL NOT increase taxes on those properties that have previously been taxed for buildings on the property (except for the annual level of inflation required by the State Tax Commission on taxable values). If a building is found on the property that has not previously been on the assessment/tax roll, then that building will be added to the assessment/tax roll and that property will experience an increase in taxes because of the omitted structure. I reiterate…ONLY IF A BUILDING HAS NEVER BEEN TAXED WILL YOUR TAXES INCREASE. OTHERWISE, YOU WILL EXPERIENCE NO TAX INCREASE DUE TO THIS PARCEL REVIEW.
